Because most portals quote super built-up area and Lodha's anchor sheet quotes carpet area. Dwelling Ventures lists the 3.5 BHK at 2,500 to 2,700 sq ft super built-up, from about ₹4.5 crore. Lodha's sheet shows 1,650 to 1,750 sq ft carpet from ₹4.59 crore. It looks like the same home measured two ways.
The same split explains booknewproperty's 1,650 to 2,150 sq ft. Those are carpet areas. It also explains the rates. On portal sizes the price works out to about ₹17,500 to ₹19,400 per sq ft. On carpet area it is about ₹26,200 to ₹28,100. Same price, different denominator.
So ignore the headline rate and ask which area it sits on.

Pay by bankable cheque in favour of Lodha Developers Limited. Dwelling Ventures says never to pay a broker or an individual, and I agree. Don't pay cash, and don't pay by UPI to a personal number. Get a written acknowledgement with an EOI reference and keep it with your copy of the form. NRI buyers are typically asked to pay from an NRE or NRO account and to give passport-based KYC. Check that against Lodha's form.
