What does pre-RERA mean for your money?
You can submit an Expression of Interest (EOI) of ₹7,20,000, according to the project information provided. However, an EOI does not guarantee a booking, allotment or registered payment schedule, particularly while the project's RERA registration remains unverified.
Under RERA, a project is meant to be registered before it is sold. That is why Lodha is taking an EOI and not a booking. Ask Lodha how it treats the money, and get the refund terms in writing before you pay.
When Will the RERA Number Come?
Nobody outside Lodha knows. One portal says no filing date has been announced. Another guesses a gap of months to a year after the EOI phase. I'd treat both as noise.
What should you do in the meantime?
-
Get the EOI refund terms in writing before you pay anything.
-
Ask for the sanctioned site plan and the carpet area sheet when they exist.
-
Check K-RERA monthly, searching by promoter and location.
-
Compare the architect on the registration with Kapadia Associates once it appears.
-
Keep every payment receipt and the EOI reference.

My Verdict
Register interest if you're sure about the location and can wait. Pay nothing beyond the EOI until the RERA number is on the K-RERA site and the possession date in it works for you.
I'm Sulabh Dubey and I work with the project Lodha Whitefield as a Preferred Partner of Lodha Group. If you buy, I may be paid. Check every number on this page yourself on the K-RERA site.
