A Mumbai practice founded by Kiran Kapadia. Its LinkedIn profile dates the firm to 1991 and lists master planning, architecture, interior design and retail identities as its work. Wikipedia names Kapadia Associates as the architect of Lodha Bellissimo in Mumbai.
So Lodha and Kapadia have worked together before. I count that as a good sign for coordination. It tells you nothing about how this particular plot has been planned.
Nobody outside the design team can say yet.
The project material compares the facade to Lodha Elanza, which is the only reference I have. In general, Art Deco in a tower means strong vertical lines, symmetry, stepped tops and repeated geometric detail. Whether Lodha Whitefield uses those is a question for the renders and the elevations, and neither is approved for publishing.
When they are, I'd look at two things: what the base of each tower looks like from the road, and how the top 3 to 4 floors (the penthouses and duplexes) are shaped. [YOUR EXAMPLE: what you saw at Lodha Elanza or in the Whitefield sales material, and how the facade photographed against its render.]
It means the landscape carries the brief, which is why Landscape Tectonix matters as much as the architect.
The project claims about 80% open space. It also plans about 550 to 600 homes. On 8.3 to 8.5 acres that is roughly 65 to 72 homes an acre, my arithmetic. Both numbers can hold at once, because towers are tall and narrow. But it means the planting has to work around basements, driveways and fire lanes, and the sanctioned plan is the only place to check how.
The question I'd ask first is where the cars go. If parking sits under the towers, the open space can be garden. If it sits on the surface, it is a driveway with trees.
The project describes horizontal living rooms and large decks. A horizontal living room is wide along the facade and shallow in depth, so more of the room gets light and view.
The carpet areas are 1,650 to 1,750 sq ft for the 3 BHK and 2,050 to 2,150 sq ft for the 4 BHK. Under RERA's definition, carpet area leaves out an exclusive balcony or verandah. So ask whether the large decks sit inside those numbers or on top of them. The answer changes how big the home really is.
3 & 4 BHK Floor Plans at Lodha Whitefield
Because it is checkable. Section 4(2)(k) of the RERA Act requires a promoter's registration application to name the architect and the structural engineer. Withdrawals from the project's escrow account also need an architect's certificate.
Registration is still pending on the pages I could find. Until it lands, the Kapadia credit is a marketing credit. Once the registration number is out, open the project page on rera.karnataka.gov.in and compare the architect named there with the one in the brochure.
